Use of Grounds Policies
Sorry we are no longer accommodating requests for Family Reunions, Holiday Gatherings or Special Celebration parties. Maximum occupancy is 12 overnight guests and two day guest visitors for a total of 14 people on the premises.
Use of Premises: Host acknowledges that use of premises is defined as the grounds, lawn, patio and gazebo area. Host and their guests must be respectful of property lines and boundaries between our vacation rental home and our neighbors. For reherasal dinners, caterers will be allowed use of the kitchen and family friends of guests will be allowed access of the main floor powder room bathroom. Host agrees to close off bedrooms and to post signs stating “No Admittance” to the other areas of the home. No candles will be allowed inside the home. Candles will be allowed with glass shields on table tops only.
Insurance Liability: Any individual, organization or group seeking to use the home will provide a certificate of insurance for $1,000,000 of general liability and the Vacation Holdings and Owner shall be named as an additional insured. Failure to provide proof of insurance within 30 days of the stay the Use of Grounds agreement will be cancelled and considered to be null and void. Link to obtain Event Insurance HOA Acceptance: Prior approval may be required from the Greenstone Homeowners Association. Reservations for family events are not considered secured until we receive approval from the Home Owners Association. Upon acceptance the Host will receive a booking confirmation receipt along with a copy of the Use of Grounds Agreement for signature.
Start Time: Your family gathering cannot start before the schedule start time shown in Exhibit A of the Use of Grounds Agreement. Host is to advise service providers that they are not to enter the premises until the date and time shown on the agreement. No exceptions without prior written authorization. Every effort will be made to have the premises ready for occupancy at start time; owner /agent cannot guarantee the exact time of occupancy if the home has been scheduled with a back-to-back reservation.
End Time: Your family gathering must be concluded by 10:00 PM and vacated by 12:00 Midnight. An additional cost of $100.00 per hour will apply for events that run past the vacated time unless prior arrangements are made with the owner/agent. Host is aware that this vacation home is located in a gated community and must observe "quiet hours" between the hours of 10:00 PM & 7:00AM
Cleaning Fees: Host will be required to pay a non-refundable cleaning and trash removal fee of $300.00 to cover the cost to clean the outside restroom, gazebo area and the cost for extra trash removal. If Host will not be on site they must designate a responsible person to insure our use of grounds polices are followed and to monitor clean up. No Rice, confetti, glitter, silly string and scotch tape on walls will not be allowed.
Outside Services: For rehersal dinners or pre-wedding bridal photography. Photographers and/or audiovisual will be allowed on the premises at no additional charge. The name of the photographer must be noted on the day guest vistior list.
Accidental Damage Insurance is required through Guardian Insurance. The basic policy is $45.00 for up to $1,500 in coverage during your stay. The policy covers things like carpet spills, furniture tears, broken lamps and damage caused by pets. accidental damage protection
Alcohol Ordinances: Due to State and Local regulations, no cash bars will be allowed. The host is allowed to bring their own alcohol into the home. The host is responsible for any minor consumption of alcohol and in the event a person under 21 is served an alcoholic beverage, that person will be immediately removed from the property.
Music: Live Bands, Disc Jockeys or any musical instrument with an amplifier is strictly prohibited.
No Smoking: Host acknowledges that the home has been designated as a NO SMOKING facility and a $500.00 fine will be imposed if anyone is caught smoking on the premises.
Cancellations: If you need to cancel a confirmed reservation for any reason, no refund of previously paid reservation deposits/prepaid rents will be allowed, unless the reserved property can be rebooked for the same reservation period and price. If we are notified of a cancellation, we will make every effort to rebook and will refund your prepaid amounts, less a 20% cancellation fee of the total rental rate. Any such refunds will only be made once we actually receive the replacement reservation deposits and/or prepaid rents for your reserved booking period. Security deposits are fully refundable.
Parking Limitations: This home has a parking constraint with limited parking. Our vacation rental permit allows for a maximum of four cars at the main house and two cars at the guest cottage. Day guest visitors or guests with greater than 4 cars we recommend car pooling from the parking area next to the entry gate. No parking is allowed on the street leading to the home. At no time can the driveway be blocked due to fire marshal rules and regulations. No overnight parking at the entry gate is allowed.
